What to Do During a Plumbing Emergency Before the Plumber Arrives

Three actions, in order: stop the water, kill the power to anything the water can reach, and move what can be damaged. Everything else can wait for the van. Knowing where the main shutoff is before you need it is the difference between a wet floor and a wet house.

Find the main shutoff now, not then

In most Orange County homes it is on the exterior wall near the front hose bib, or at the meter box near the street under a rectangular lid. Turn clockwise. A gate valve that has not moved in twenty years may need effort: if it will not budge, the meter valve is the fallback, and a curb key is worth owning.

Isolate at the fixture where you can

Toilets, sinks and most appliances have their own stop. Closing that one leaves the rest of the house in water, which matters if the repair will take hours. Only go to the main when the fixture stop fails or the leak is in the pipework itself.

Electricity before belongings

If water is near outlets, an appliance, or coming through a ceiling with lights in it, switch off the affected circuits at the panel. Do not stand in water to reach the panel. If that is unavoidable, leave it and tell us on the phone; it changes how we approach the property.

Gas is a different emergency

If you smell gas, do not use switches, phones or anything that sparks indoors. Leave the house, then call SoCalGas from outside on 1-800-427-2200. They make it safe; a plumber does the repair afterwards. Order matters here more than anywhere.

Contain what you can

Towels and buckets buy time. If water is coming through a ceiling, a single deliberate hole at the lowest point of the bulge drains it into a bucket and prevents a larger collapse. That feels wrong and is right: a saturated ceiling comes down all at once.

Photograph it before you tidy

Insurance will want to see the water where it was. Two minutes of photographs before the mopping starts is the cheapest thing in this article, and it is the step people skip every time.
