Kitchen Plumbing Repair: Sinks, Disposals, and Under-Cabinet Leaks

Four things account for nearly every kitchen plumbing call: a blocked or slow drain, a leak under the cabinet, a failing faucet, and a disposal problem. The first two are the ones worth catching early, because both do damage where nobody is looking.

The cabinet floor tells the truth

Run a hand along the back of the cabinet base, not the front. Water from a supply connection or a trap runs to the back and sits, and by the time a stain shows at the front edge the panel has been wet for months. A dark line, a soft patch or a musty smell is the finding.

Where under-sink leaks come from

In rough order: the slip joints on the P-trap, which loosen and whose washers harden; the supply connections at the stop valves; the sink strainer basket, whose putty seal dries and shrinks; the dishwasher hose connection; and the faucet body itself, leaking down its own tailpiece from above.

Slow drains are grease, and grease is habit

A kitchen line blocks because fat leaves the pan warm and cools on the pipe wall. The fix on the day is mechanical; the fix for good is a jar by the hob and the jar in the bin. Everything else (hot water, detergent, enzyme products) slows the rate rather than removing the cause.

The stop valves nobody exercises

Under-sink stops seize because they are never turned. Once a year, close and open each one. A stop that will not move is one you cannot use in an emergency, and discovering that with water spraying is a bad moment to find out. Replacing a seized stop with a quarter-turn valve is a small job that pays for itself once.

Water pressure at the kitchen tap

Almost always the aerator, and in water this hard it fills with white flakes within a couple of years. Unscrew it, rinse the screen, refit. If it is clean and the flow is still poor on hot only, the fault is at the heater or the hot stop rather than at the sink.

The dishwasher air gap

The small chrome cylinder on the sink deck is a code requirement, and when it discharges water onto the worktop the drain line downstream of it is blocked. That is a symptom of the kitchen branch, not a fault in the gap itself, and cleaning the gap alone will not resolve it.

When to call
